Gemdale Sihui Studio (1 stop to Da Wang Lu, 2 stops to Guo Mao)

I am moving and am looking for someone to take over the lease of my current apartment. There are 11 months left on the contract and there is no agent involved in this.

The Development
Gemdale Sihui is one stop away from Da Wang Lu and two stops from Guo Mao and probably one of the most modern and well kept complexes in Beijing at the moment. It is less than two years old, very good management, nice shopping area etc.

The Studio
I guess has about 40sm real living space (the contract says way more, but that includes half the corridor I think), modern furniture, Siemens appliances, an oven, modern open kitchen.
It is a 150m walk to the subway stop or a 10 minute cycle to Hua Mao.

Rent
Rent is either 5300RMB/month for 2+2 payment of 5000RMB if you can take the whole lease right now (about 11 months left) which is what I did.
The landlord wants to meet the person before they move in, but I think that should not be a too big problem.

Practicalities
