If you don’t, you need to learn to put up with a lot of crap and still put on smiles to the people who give you all these crap so they don’t stab you in the back!!! Angry

Incident 1: The Mighty Rat

About a year ago, we decided to splurge ourselves with a “5-star” serviced apartment lease and moved into the Beijing Millennium Residences. Our rent is 18K rmb/month, but neither the facilities nor the services provided by the Beijing Millennium Residences can be regarded as anywhere close to “5-star”…

As soon as we moved in, we discovered that there was a rat making disturbing noises in an inaccessible area underneath the kitchen counter. After persuading the maintenance guy that it is not cool to have a rat (or some uninvited and unknown animal) in the apartment, he finally got some help to remove the sealed-off panel.

The rat got away and escaped by the pipes, and there was several batches of uncooked noodles scattered on the floor, probably left by the construction workers of this building. So, in the midst of move-in chaos, we had to throw away all the food and kitchen products that might have been “contaminated” by the rat, and then wash all the utensils.

We calmed ourselves down by treating this as an incident non-related to the management standard and blamed this incident on China’s enormous wealth gap. The condominiums for sale on the higher floors of this building boast a sales record of 78K rmb/sqm, and on some websites, its current asking price even reaches 150K rmb/sqm. We thought it’s probably an angry gesture of the over-exploited and disgruntled construction workers, taking it all out on the “rich” people who live in the building. So, we let this one pass.

Incident 2: The floods
Just within few days of moving in, I came out of the shower to a floor that was completely submerged in the water. After this problem was semi-fixed (now the water still leaks somewhere from the floor, but not that bad so we just wipe the floor after each shower), we still heard some dripping noises. The maintenance guys came and poked the access panel on the ceiling with a stick, all of a sudden, a gush of filthy water splashed through the access panel, which was already rotten on the other side. Then, they went up to fix the pipes, at the same time, discovered tons of trash on top of the ceiling. Just to be safe and to be done with these maintenance works once and for all, we asked them to check the water joints in the bathtub and in the kitchen, to our dismay and seemingly of no surprise to them, lots of trash were hidden behind these access panels. Again, we blamed these on the wealth gap issue in China, and realized that quality control is so bad in China that even expensive buildings like the Beijing Millennium Residences can not guarantee the normal functioning of the simplest things! Anyway, at the time, I was quite happy to discover these things early on during our stay, and thought that it must be normal to encounter these inconveniences when one moves in to a newly-constructed building. What I didn’t know is that these inconveniences would keep happening and get to a point that I feel unsafe in my own apartment… Sad

Incident 3: Please Do Not Disturb! Decorations?

About their service, apart from their mediocre housekeeping (jokes have been circulating between tenants about the way they pretend to clean), one notable thing during the early months of our stay was that, the personnel in the Beijing Millennium Residences totally ignore the “Please Do Not Disturb” sign. Even with the sign on the door handle, they would try to open the door with the master key, and when they realized that the door is locked from inside, they would ring the bell. We’re a working at home couple, we frequently work throughout the night and sleep during the day. Very often we were woken up from our sleep by the non-stop door bell and had to go to the door to see what they needed from us. It had always always been those unimportant petty little things, like they wanted to know if we needed the room cleaned, or they wanted to deliver a notice of a get-together party in the building. One time, a guy in the maintenance uniform with no apparent reason tried to open our door again while the sign was on, my boy-friend went to the door and asked him what he wanted, he just ran away!!! It was only after months of our repeated reminding that this behavior stopped. At the time, we tried to think that these employees were probably new in the serviced apartment industry, so they hadn’t developed the habit of paying attention to this kind of “details”. But after what I saw on my closet frame last night, maybe, this is where their hatred stemmed, because we made their work more "complicated"? Thinking

Incident 4: The Smells, Smells, and Smells!

I am sure that most people here are familiar with the unidentifiable and unpleasant smell that sometimes appears in the bathroom out of nowhere. Well, there is no escaping that at the Beijing Millennium Residences either. Though surprised that such smell also happens in this kind of building, we are quite satisfied that it happens less frequently than our previous non-serviced apartment.

However, there are other kinds of smells instead. First, for a period of a few weeks, our apartment had been enveloped several times in a pungent odor of paint because they were painting the parking lot. I know we opted a lower floor apartment for a cheaper rent, but hey, it’s still some distance away from the underground parking! What incredible paint with a super smell that can shoot through 6 floors! We didn’t even bother to complain. We just took it as the downside of moving into a newly-constructed building.

What really got on our nerves was that since we started using the central heating system, we began noticing occasional cooking and smoking smells (not our own) in our apartment, one time the smoking odor was so strong that it woke us up from our sleep. Ok, here, I gotta admit that my boyfriend and I are both smokers, but we are probably the weird kind of smokers who like to keep the air in our apartment as fresh as possible. So, we have 2 air purifiers at home, running non-stop except when we are sleeping. And, whenever we smoke, we put on our coats and blankets, and open the windows even in the coldest winter. After we smoke, we leave the windows open at least for another 20 minutes (usually one hour) to air out the apartment.

After putting up with all the other crap here, we really lost our temper this time. Then, it was just amazing to us that the central heating system in this building is set up in a way that smells travel between different apartments. The management insisted that the central heating and the ventilation systems for each apartment are independent from the others, and suggested that we negotiate with our neighbors about the smoking smell issues! What a brilliant idea! Making one smoker go ask another smoker not to smoke in his own apartment! We decided not to use the central heating system and asked them for electronic heaters to use instead.

However, with more people moving in, the smell issue has continued to worsen despite the fact that we've not turned on the central heating ever since. Maybe it’s not the central heating nor the ventilation systems, but somehow, the smells of cooking or smoking just travel between different apartments. We never complained about it anymore, because we know nothing can be done. Just as I’m writing this now, I can smell the sweet and sour fish someone is making somewhere in this building… Dont Tell Anyone

In China, this is only true occasionally.

I've yet to meet anyone who thought their 15000RMB+ apartment was worth it.

With very few exceptions, the ultra-pricey joints are no better--and often worse--than what you can get for 8000-12000 if you know where to look.

For starters, run, don't walk, away from anyplace that caters to foreigners. The bang-for-buck value will be extremely low.

Looking for a way to unlock/root my China Mobile Galaxy S, or at least get Android Market to work. My undying gratitude if anyone can be of assistance.

Geez, I pay 2,000 a month for a two-storey top-floor apartment (you could call it a penthouse, I suppose). It's way outside the central city, but....

I could never shell out 18,000 Surprise on rent.

When I think of a 5-star hotel, I think of l'Hotel Ritz in Paris, or the Raffles Hotel in Singapore. But, what was I thinking!!! Thinking

Incident 5: Blanket Shrinking Magic

Very soon after the smoking smell incident, one day, after running around Beijing all day long, at bed time, I discovered that my large blanket had been changed to a small one. It was already midnight, I didn’t want to bother the housekeeping at first and tried to put up with it. But the blanket was so small that when I turned sideways, it couldn’t cover my back; this was during one of the coldest days in late November last year and it was just too cold. After 30 minutes of struggling, I asked my boy-friend to call them for a bigger blanket. At the next housekeeping service, I asked the cleaning lady if they had to change our blanket for whatever reason, please replace with one of the same size.

I wasn’t being accusative because I thought they probably changed the blanket for washing purposes and this was a new cleaning lady who probably just didn’t know or pay attention to the differences. But, she replied to me saying that she didn’t even change the blanket! I got annoyed and asked if she was implying that I was lying. I’ve been using a large blanket for 8 months now, I know when the blanket is of a different size. She said, she wasn’t implying that, but at the same time, she wasn’t lying either, she really didn’t change my blanket. So, I asked her if she meant that someone else came into our apartment and change the blanket after she cleaned. She said, she didn’t know.

At the time, I felt that it was really unlikely for someone else to have done this after her cleaning (I mean, what for?!), and felt that this new cleaning lady can not even assume the simplest responsibility. So, I explained to the housekeeping department that we’ve already developed a pretty trusting relationship with our previous cleaning lady and asked if it was possible that we continue to have the same lady to clean our apartment. A BIG NO. The new cleaning lady came back and told me that they’d figured out what went wrong. Somehow, she turned the big blanket the wrong way and, voila, fitted it into a small blanket cover…… Yeah, whatever. And most importantly, what can we do except to put up with everything they decide to give us?

I wouldn't feel too bad. I know plenty of people who are paying that or more.

Although, in most cases, the company is picking up the tab. I suppose that's the biggest reason why they're able to get away with charging that much.

I've seen quite a few places that, I think, provide pretty decent value for the price. Off the top of my head, I can only remember the name of two:

Star City, which is on Jiuxianquia, close to 798 Art District and Lido. It's probably close to the quality of where you're at now, but a year or two ago you could rent a nice, large 2 BR for as little as 6000. But I think it depends on your agent, as some foreigners are paying well over 10000 there.

The other is Yanshow Home, on Nanshiliju, maybe 5 kms south of Star City. Newer, and the buildings are smaller so there's a little less wear and tear on the public areas, which is important as maintenance of these areas in China is rare to nonexistent, as you've probably learned by now. Again, you can get nice apartments for 6000-7000.

At both of these places, you'd have to arrange your own housekeeping, but as you know by now ayis are dirt cheap.

Personally, I think this is my favorite area of the city, too. Lido Park is a hidden gem, and you can find most anything you want without having to cross the 3rd Ring. Although it's still pretty convenient to get to Sanlitun, Soho, etc. if that's important to you.

Here's one more idea. In 2008, we stayed at the JW Marriott for a couple months. It wasn't cheap--I think we payed 800 a night net --but we had a gorgeous suite, and more importantly, access to the club lounge. They served breakfast in the morning, afternoon tea in the evening, cocktails and light dinner in the evening, and desserts late night, all gratis.

That's more than you're paying now, of course, but if you factor in what you're saving on food it equalizes things a bit. And the JW is, IMO, the finest hotel in Beijing. If I was paying the kind of money you're paying for rent, it's definitely the way I'd go.

You could probably get a similar, even cheaper deal at other western hotels--the Hilton Wangfujing or the two Westins come to mind, along with the new Marriott Northeast. All very nice.

What you'd want to do is talk to someone directly in the sales department--forget about what the online reservations rates are. They're the ones who can cut you a deal for a longer-term stay.

I know a guy who pays 3000 a month for a two floor apartment not too far from Lido, it's over 200 square meters and has a little yard, obviously he's on the first floor.

What the hell is wrong with you people paying ridiculous rents? You know the Chinese are laughing at you all the way to the bank, don't you?

Stupid foreigners.

I don't rent anymore, but if I did I'd do a little footwork and research to make sure I'm not getting gouged.

Given the hassle you've had Pocahontas, it definitely does sound like a hotel would be a better idea, I had a straight 6 years living in 4/5 star hotels... a favourite? definitely Hyatt.

Incident 6: Ever Popping Light Bulbs & “Uncontrollable” ceiling lamp

I guess we were on our lucky streak during that period. Just one day after the blanket incident, my boy-friend turned on the ceiling lamp in the living room just to see a light bulb shooting through the lamp, the broken lamp glasses, along with the light bulb, flew around everywhere.

We’ve always known that their light bulbs are really unstable, and I think if they apply for the Guinness World Record of “the hotel with the most popped light bulbs in a year”, they might just make it. Sometimes, the light bulb dies instantaneously after being installed onto the lamp. If we ask the maintenance guy to replace the light bulbs whenever they pop, the maintenance guy would have to come not everyday, but several times a day. Knowing this, we still didn’t expect that the light bulb could actually explode and detach itself from its base and have the force to shoot through and break a glass lamp!

We were shocked by this incident, and what pissed us off even more is that the management said it was an “uncontrollable and unpreventable natural phenomenon of heat expansion and contraction”! So, what were we supposed to do? Taking our chances? The ceiling lamps just right on top of the guest and master beds are exactly the same kind!

I really don’t get what’s preventing them from taking the responsibility in their quality control by saying that they’ve noticed the previous light bulbs installed have some defects and that they will do a thorough check up on the lamps and install more stable light bulbs. Even if it’s a lie, I would have accepted it and would have felt much better.

So, we decided that we didn’t want to stay here any longer and felt entitled to an early termination of our lease with an immediate full refund of our 2 months deposit upon departure. Noooo… The contract says a one-month notice prior to departure!!! Tada ~~

Fine, we needed time to find apartments anyway. So, I sent the GM an email and cc the maintenance head to make an official request for an early termination of our lease, and asked them to give us a written confirmation of the earliest date that we can move out without being penalized. (Hahaha, I’m just realizing how ironic it is as I write, us, penalized!!!) LONG SILENCE from them!!! We never got any replies from them concerning this matter.

It’s like, I do a trade with them by giving them 18000 RMB, and they say, ok, we’ll give X RMB worth of services and products back to you in return. Somewhere along this trade, I realize that X equals way less than 18000, but instead of saying “this is how the trade is going to be, take it or leave it!”, their attitude is “this is how the trade is going to be, DEAL WITH IT!” I don’t mind that the trade has been unfair to my disadvantage the whole time, but it is tough to not have the “take it or leave it” option, and have to deal with the fact that I have no choice but to stay in this unfair trade longer than I legally have to, or else I run the risk of having my deposits forfeited.

You'll find quite a few other threads in this forum related to similar housing issues, and none of them will be happy reading for you.

In a word, you're f***ed if you want to get out of your lease early and expect a penny of your deposit back. IMO, of course.

I met a guy living in the Penthouse in The Marriot in Shenyang once.

But he was a big shot in a car company, BMW, I think. And THEY were paying for it, not himself.

Incident 7: Where The WHORES Live (Sleepy

During their long silence in response to my email, some people came to hint at us about the developer’s powerful background, and some even said that many lingdao live in the building. Yeah, if that many lingdao are staying here, aren’t they supposed to be more vigilant on the safety standards? Or are we just pickier than the lingdao? Anyway, we kind of chickened out still. This is the thing that bothers me a lot too. It’s difficult for me to see where their bottom line is, if they have one at all, and I think this is what creates fear…

So, after the long silence, my boy-friend went to the GM and asked him what was up. He asked us to consider renewing our contract, giving us the same rate while moving us up to the higher floors… He would also compensate us with a one-day deduction in our December rent, a 1000 rmb budget to spend in the hotel’s restaurant, and a 2 day stay before the Spring Festival in our future apartment if we decide to continue our contract.

It was to our surprise after such a long silence from them, not wanting to escalate the tension between both sides, we accepted his proposal of the rent deduction and restaurant voucher. We didn’t consider the 2 day stay at a higher floor apartment and the floor upgrade, because for us it is just not worth it. At the time, it was only two month away to the end of our lease. We thought as long as we don’t give the management extra troubles, we should get through these two months ok. WRONG!!!

Last night, while getting my clothes in our bedroom’s walk-in closet, something on the wood panel caught my eye. I looked closer, it reads in Chinese, 婊子住的, literally meaning, “where the whores live”.
