Lease costs for small training school

I'm helping a friend who is looking at starting up a small after school training school and I'm trying to work out the costs. Does anyone know what it costs to rent a shop space or similar suitable space? I know it must vary around the city but any info is helpful.

There are three or more of those in my apartment complex. It is very common to convert an apartment into a small after school training center. Right away you have access to all of the kids living in that community. Just a thought.

70,000-100,000 a year in the suburbs
50,000 to bribe the cops if hiring foreign teachers
100,000 to "borrow" a foreign teacher hiring licence from a legitimate school for one year
(these two are important if you don't want to get shut down)
Then there's salary, staff costs etc.
Not cheap.

Damn it seems funny to be typing these 'costs' into a spreadsheet.. I imagine the official greasing will vary even more than rent does tho..
